A Mortgage Valuation is for the bank to determine the value of a property for secured lending. The inspection is undertaken by an approved Surveyor on “The Lenders Panel” who represent the bank.
This type of survey is limited and will not highlight property faults or defects, other than the obvious. A Mortgage Valuation is not a Building Survey. It merely ensures that the Bank or Building Society loan does not exceed the value of the property in question.
Since COVID-19, lenders increasingly rely on ‘desktop’ assessments without physically inspecting the property.
We recommend you consider an intermediate Homebuyer Survey (Level 2) or a Building Survey (Level 3). This allows you to make an informed and reasoned decision to ensure a sound investment.
