Building SurveysÂ
(Level 3)
The Building Survey is on a blank canvas.
This is suitable for older, larger, extended, period and listed properties or where there are:
- Loft, basement or side return extensions
- Internal structural alterations
- Unusual features: swimming pool, gymnasium, tennis court etc
- Substantial outbuildings or extensive grounds etc.
Building Surveys are often termed the “full report”, indicative of a comprehensive survey. The Building Survey is recommended where the age and size of the property render it non-standard. Similarly, “mixed use” properties such as shop and office or shop and flat, will require a full survey.
For standard residential houses, the terminology of a full survey is sometimes misleading and there are restrictions.
For example, it should be noted that tests of internal and external services do not form part of either an intermediate or full survey. However, should there be some visual, obvious or suspect fault, further investigation by the relevant specialist will be advised.
Survey restrictions will be specified in our Conditions of Engagement prior to inspection and reiterated in the completed Report.
